There's another important fact shown on Zillow's graphs....that Edwardsville's values have not had the big tumble that national values have, and that's because the bubble wasn't as big here....values before the dip weren't as inflated as they were nationally.
And please stay with us here, (as an agency,) and don't be attracted to any of the Realtors with ads on Zillow....we'll perform any of the services they offer, and lots more, and none of them work exclusively for buyers! But we don't like to spend money on these ads.
Oh, and there's this one more thing about Zillow. It's a popular consumer site for searching for homes...but just one of a zillion out there anymore! The MLS data is shared far and wide in an effort to publicize listings....MLS data that is the same no matter where you find it.
Actually, the search provided on our web sites is truly better in many ways, and we encourage its use. While the data is the same, the timliness is much better, especially in getting the listings off when they expire or are sold. But we're also available to do analysis, which they can't...and help in lots of other ways. And anything and everything we present to you, including our home search tools, will be absolutely objective...we have no ties with any of them...(so no "preferred listings", a euphemism for in-house listings.)
But this warning about Zillow: While their market data and MLS access are accurate, because they represent the use of actual data, fed to an obviously large computer, their popular "What is Your Home Worth" program, and other estimates of home values everywhere are way off the mark. And that's because there is no human looking at the comparables and then 1,) selecting the best and 2,) making appropriate adjustments. It calculates only on just the square feet in the home, the only hard number available upon which to base calculations.
Thank goodness there's still a place for human judgment.
On the other hand, we possess a far better tool to help with that...not as good as the product of professional appraisers, but pretty darned good. It's called "Realist", and it calculates a range of values, and even, a probability factor relating to the confidence in those values. We're starting to use it in our office with prospective home buyers, and it's dandy. Ask about it!
